Job Description


 

 

An assistant property manager is primarily responsible for ensuring a property is well-maintained, collecting rent on time, addressing tenant needs, coordinating maintenance and repairs, assisting with budgeting, and generally supporting the property manager in all aspects of property management, including tenant relations and financial reporting; they often handle day-to-day tasks like property inspections, tenant communication, and coordinating with maintenance providers.


Key responsibilities of an assistant property manager include:

●    Tenant Management:

○    Responding to tenant inquiries and concerns

○    Showing properties to potential tenants

○    Processing rental applications and conducting credit checks

○    Collecting rent payments

○    Maintaining positive tenant relationships

●    Screen potential tenants

●    Negotiate rental agreements

●    Handle tenant move-outs and evictions

●    Seek New Tenant before Vacant Period

●    To coordinate and tie-ups with the local sources for generating new query for filling vacant apartment



●    Maintenance Coordination:

○    Scheduling and overseeing property repairs and maintenance

○    Communicating with contractors and vendors

○    Conducting regular property inspections to identify maintenance needs


●    Financial Management:

○    Assisting with budget preparation and tracking expenses

○    Monitoring rent collection and late payment follow-up

○    Preparing financial reports for the property manager


●    Administrative Tasks:

○    Maintaining accurate tenant records and property documentation

○    Managing lease agreements and renewals

○    Handling move-in and move-out procedures


●    Compliance:

○    Ensuring adherence to local property management laws and regulations

○    Maintaining compliance with safety standards


Required Skills:

●    Strong Communication Skills: Effectively interacting with tenants, contractors, and the property manager

●    Organizational Skills: Managing multiple tasks and priorities efficiently

●    Customer Service Focus: Providing excellent service to tenants
